How To Prevent Frozen Pipes

Freezing temperatures can cause the interior and exterior pipes of your property to burst. This can result in water damage, loss, and other expenses that you may not be prepared for. The pipes that are most at risk are those that are exposed to the elements and in areas without heat. Some at-risk areas include the basement, attic, and garage. Using precautionary measures may prevent a disaster from occurring.

5 Water Pipe Safety Tips

  • Insulation - Insulate the coldest areas. This will prevent drafts coming through any cracks or openings.

  • Doors Closed - Try to keep all of the doors to the room where your pipes are housed closed to keep in the warmth from indoor heating.

  • Cabinet Doors Open - Open all cabinet doors in the bathroom and kitchen. This will allow indoor heating to reach the pipes more directly.

  • Vacation - If you plan on being away from your home for any period of time, make sure to set the temperature to 55° F or above.

  • Drip Water - Dripping cold water from an exposed pipe helps prevents freezing.

Emergency Tips for Frozen Pipes

If all you get out of your faucet is a steady drip, your pipes may be frozen. If you can see that the pipe is broken, you should shut the main water valve off immediately.

When water is still flowing through the pipes, there are a few things you can do before calling in the professionals:

  • Apply Heat - Apply heat directly to the pipe by wrapping it in an electric blanket, using a portable heater, or hair dryer. Do not use a direct flame. The intense heat may start a fire or cause more damages.

  • Keep Faucet On - As the ice begins to melt, the water will begin to flow. The water flow will assist the pipes in thawing.

  • Assess Property - Check and test all pipes. This will help you gauge the extent of the problem.
